U.S. Buyers Balance Budgets and Priorities

It’s no secret—buying a home has always been about balancing dreams and dollars. A recent national survey put numbers to that reality: 77% of U.S. buyers ended up spending more than they planned, juggling price, location, and must-have features. The tradeoffs didn’t stop at price, either. One in five settled for fewer bedrooms or a smaller yard than they hoped for, showing just how tough the market can be when you’re determined to secure the right property.

Financing decisions were another battleground: 29% of buyers made larger down payments, 29% accepted higher mortgage rates, and 28% took on bigger mortgages than they’d imagined. Sometimes, the path to homeownership even meant landing in a different neighborhood—15% made that call.

What really stands out to me after decades of guiding buyers through this process: the need for clear priorities and solid guidance. Among baby boomers, 53% managed to stick to budget, but millennials and Gen Xers were the most likely to stretch $80,000 or more beyond their initial plan. And across the board, 34% of buyers felt they wanted more education from their agent and lender. Defining what matters most before you start touring makes all the difference. That’s the kind of focus and expertise I’ve built my career on—helping people win at the biggest decision of their lives, with no surprises at the closing table.
